Structural
Foundation Repair Cost Calculator — California
Foundation quotes are hard to compare because contractors price by method, and two companies will often propose different methods for the same house. Pick the method you have been quoted to see whether the number is in range.
Figures on this page use California wage and material price data.
- Construction laborers: $28.98/hr median ($23.15–$37.75 middle half)
- Cement masons and concrete finishers: $30.15/hr median ($24.73–$40.42 middle half)
Seismic requirements mean foundation work is often bundled with cripple wall bracing and sill plate anchoring, which changes the scope from what other states would quote.
What to order
| Line item | Low | High |
|---|---|---|
| Pier installation labor Excavation, bracket, driving each pier to load-bearing soil, backfill. | $2,900 | $9,400 |
| Setup, lifting and cleanup Once per job: mobilizing the crew and hydraulics, and lifting the house onto the new piers. | $540 | $1,750 |
| Steel pier brackets and tubes About 15 to 31 feet of tube per pier. | $3,850 | $5,900 |
| Equipment, warranty and overhead Hydraulic equipment and the transferable lifetime warranty most pier contractors include — the gap between labor plus materials and what contractors in your area charge per pier. | $4,700 | $6,900 |
| Structural engineer report Required for pier permits in Houston, Denver and Los Angeles. Worth paying for independently rather than relying on the contractor’s own assessment. | $1,000 | $3,500 |
| Permit and inspection Houston’s foundation permit explicitly covers slab crack repair as well as piers. | $230 | $445 |
| Total | $13,200 | $27,950 |
Compare real quotes in California
This is a research estimate. Actual pricing depends on your site conditions, so get at least three quotes from licensed pros and ask each to itemize against the line items above — that is the fastest way to see why two bids differ.
What drives the price
Get an independent engineer before you get bids
Foundation contractors assess for free, and their assessment recommends their method. A licensed structural engineer charges roughly $300 to $1,500 for a residential report — more in California — has nothing to sell, and gives you a specification every contractor then bids against the same way. Houston, Denver and Los Angeles require engineered plans for pier work anyway.
Method changes the number more than pier count
Crack injection seals a symptom and costs a few hundred dollars a crack. Piers stop settlement by carrying the house down to stable soil, and run from a few hundred dollars each for pressed concrete piles in Texas to $3,000 for a steel pier in California or Colorado. If two contractors quote wildly different totals, check whether they are even proposing the same category of repair.
Interior piers cost far more than exterior
Exterior piers are dug from the yard. Interior piers require cutting the slab inside the house, working in confined space, then patching the concrete — half a day to a day of extra crew time each. Houston contractors publish interior piers at roughly $450 to $1,500 more than exterior ones, before flooring is replaced.
Where you live changes the price per pier
Published prices for the same steel pier run from about $700 in Dallas–Fort Worth to $3,000 or more in California and Colorado. Wages explain part of it; the rest is local competition, typical pier depth and how much equipment and warranty cost gets built into each pier. That is why this calculator uses a separate equipment and warranty line calibrated to each state.
Drainage is the repair behind the repair
Most settlement traces back to water — poor grading, failed gutters, a leaking supply line. Piering a house without fixing the water source buys time rather than a solution. Add a French drain above if water is collecting against the foundation.
Permits in California
Los Angeles prices foundation permits by job value — $40 plus $1.25 per $100, with plan check at 90% of that — and pier work goes through plan check, which in practice means engineered calculations. The figures here are a floor: city surcharges and annual CPI increases are not included, so confirm with LADBS.

Frequently asked questions
How much does a foundation pier cost?
Usually $1,000 to $3,000 per pier installed, with a typical steel push pier around $1,900 and a helical pier around $2,050. Pressed concrete piles, common in Texas, run about $300 to $1,000 each. Location moves the price more than the pier type: a steel pier is about $770 to $1,500 in Texas but $1,500 to $3,200 in California and Colorado. Interior piers cost more — Houston contractors publish them at roughly $450 to $1,500 above exterior ones — piers driven past 21 feet add $25 to $35 a foot, and the engineer report and permit are charged once per job on top. These are per-pier figures from an eight-pier job; enter your own count above.
Does this cover pier and beam foundations?
Only the underpinning. If the perimeter of a pier and beam house has settled, steel, helical or pressed piers go under the perimeter beam and are priced the same way as under a slab. The other common pier and beam repairs — re-shimming or replacing the posts in the crawlspace, and replacing rotted sill plates or beams — are a different job, priced by crawlspace access and the extent of wood damage, and are not included here.
How many piers does a house need?
Piers are set every six to seven feet along the section that has settled. A single corner commonly needs six to ten; a full perimeter on a typical home can take twenty or more. One Texas contractor publishes its rule as the affected length in feet divided by seven, plus one.
How do I know if I actually need foundation repair?
Doors and windows that stick across multiple rooms, diagonal cracks radiating from window corners, separation at exterior brick, and sloping floors are the usual signals. Hairline vertical cracks in concrete are common and often not structural. An engineer can tell you which you have.
Does homeowners insurance cover foundation repair?
Generally not when the cause is soil movement, settling or poor drainage, which covers most cases. Sudden covered events such as a burst supply line under the slab may be a different matter. In Florida, insurer-paid sinkhole repairs must follow the insurer’s engineer’s recommendations by statute. Read your policy exclusions rather than assuming either way.
Are foundation repair warranties meaningful?
They vary a great deal. Steel piers commonly carry a lifetime transferable warranty that is built into the per-pier price. Check whether the warranty transfers on sale, whether it is backed by the installer or a third party, and what it covers — some cover pier adjustment only, not the surrounding damage.
Will foundation repair affect my ability to sell?
Documented, permitted repair with an engineer letter is usually far less of a problem at resale than visible unrepaired settlement. Keep the engineer report, permit and warranty together for the buyer.
